Works starts on phase two of multi-million pound refurbishment of Livery Place

Work has started on the second phase of a multi-million pound refurbishment programme to upgrade up to 36,665 sq ft of office space at Highcross‘ Livery Place, in Birmingham.

Highcross is investing £1 million in the building, which is located on the corner of Livery Street, in the Colmore Business District, to bring the 1st to 4th floors up to Grade A specification, in what is the largest refurbishment programme in Birmingham this year. The refurbished space will have new raised floors, suspended ceilings, LG7 compliant lighting and a new ducted comfort cooling and heating system.

Birmingham-based office fit-out specialists City Office Interiors are carrying out the work.

This latest phase of refurbishment at Livery Place follows the completion of the first phase, in which Highcross invested £3 million to upgrade the 5th to 7th floors, the reception area and common parts of the building.

Tenants at Livery Place include Badenoch & Clark, which recently took an additional 3,000 sq ft on the 5th floor, adding to the existing 5,982 sq ft it already occupies, BWB, GoIndustry Dovebid, ERG and Smith Cooper. Packt Publishing has also signed a pre-let on 3,690 sq ft of space in phase two of the building. The company has taken the space for its new city centre office, where it will employ 35 people.

Joe Curlett, senior asset manager at Highcross, said: “The second phase of Livery Place is the largest specualtive office refurbishment in the city centre and comes off the back of the success of the first phase, where we have now let more than 70 per cent of the space.

“The letting to Badenoch & Clark demonstrates that we can accommodate large corporate occupiers on whole floor plates, while retaining the flexibility to cater for requirements of up to 36,665 sq ft. In response to market demand, we have also sub-divided the first floor into smaller suites of 900 sq ft up to 4,100sq ft.

“The flexibility, coupled with the location, competitive rents and fully refurbished accommodation to Grade A specification make Livery Place an attractive proposition.”

Theo Holmes, senior surveyor at CB Richard Ellis in Birmingham, which is marketing the building along with joint agents GBR Phoenix Beard, said: “Over the last year or so there has been a flight to quality, with occupiers demanding better office accommodation.

“Tenants are turning their attention to good quality refurbished Grade A space, which generally can be acquired for up to £10 per sq ft cheaper than brand new Grade A space in the city centre.

“With no other buildings in Birmingham due to deliver in excess of 35,000 sq ft of refurbished accommodation to the market this year, the commencment of phase two at Livery Place is welcome news.”
