St Philips Point secures 17,000 sq ft of new lettings

A joint venture between Patron Capital Partners and Princeton Investments has let 17,600 sq ft at the St Philips Point office scheme in central Birmingham.

Solicitors Weightmans have extended their occupation of the building to  more than 23,000 sq ft with the acquisition of an additional 8,600 sq ft on the newly refurbished third floor; the firm has also extended its  commitment to the building for another ten  years.

UK Biobank, a major UK medical research initiative backed by The Welcome Trust, the Medical Research Council and the Department of Health, has acquired 9,000 sq ft on the upper ground floor, establishing a new assessment centre in the space fronting Temple Row.

They join Weightmans, Baker Tilly, Axa and insurance brokers Jardine Lloyd Thompson in the recently upgraded space.

The Birmingham office of CB Richard Ellis is marketing the property with joint agent GBR Property. Jamie Spires, a surveyor in the office agency team at CBRE, said: “St Philip’s Point has been attracting tenants despite extremely difficult economic conditions because it provides highly flexible Grade A space in the prime commercial core on extremely economic terms”.

Just one floor remains vacant at the premises, with suites from 2,000 sq ft up to the full floor of 8,800 sq ft available. In addition, archive storage and parking are available. Quoting rents for the offices are £19.50 per sq ft.
